ARSHAD BUTT VS MANZOOR AHMAD Sindh Rented Premises Ordinance 1979--14 , Sindh Rented Premises Ordinance 1979 S.14---eviction of tenant on ground of retirement of landlord---Case under S.14 of Ordinance was filed by landlord after a little less than three years from his retirement from service---Although no period was prescribed for moving such application against tenant, but inordinate delay would militate against genuine need of landlord as such delay in filing rent case would indicate that it was arbitrary desire of landlord to have premises in litigation vacated by his tenant---Landlord moving such rent application against tenant, had to establish his prima facie need.
